Bidder(s) who want to bid online must register prior to the auction and be approved by US Auction Team prior to placing any bids.  US Auction Team is not responsible for any technical problems that may occur preventing he / she from bidding, or US Auction Team  from receiving your bid.  This auction is an online and live auction, which will be conducted at the same time.  The High Bidder(s) agrees to pay a 10% BUYER PREMIUM IF HE / SHE IS THE WINNING BID.    Buyer(s) agree to pay 5,000 as earnest money when he/she is the winning bid.  All terms and conditions are to be governed by and construed in accordance with the laws of Kansas.

This property is selling in the present condition and is accepted by the buyer(s) without any expressed or implied warranties or representations from the seller(s) or his (her) agent(s).  It is incumbent upon the buyer(s) to exercise his (her) own diligence prior to bidding on this property, it is the responsibility of the prospective purchaser(s) to have all inspections completed prior to the auction day including, but not limited to roof, structure, termite, environmental, groundwater, flood designation, presence of lead-based paint and / or lead-based paint hazards presence of mold, electrical, mechanical, plumbing, and any other desired inspections, if any.  Seller(s) are not responsible for the costs, or performing of any inspections regardless, if it is required by the lender, local, state or federal government.   Information given is from sources deemed reliable but not guaranteed by seller(s) or the realtor(s) / auctioneer(s).  Announcements made the day of the auction take precedence over anything previously stated or printed.  

Earnest Money

Earnest money will be paid at the end of the auction, and collected from the high bidder(s) within 24 hours (not including weekends and holidays) of the sale ending.  Earnest money will be either a cashiers check, or electronic transfer.  Earnest money will only be returned to the buyer(s), if the seller(s) is unable to deliver clean clear title to the property.  The amount of earnest money for this auction will be $5,000.00 at the conclusion of the sale.



General taxes shall be prorated for the calendar year on the basis of taxes for the previous year unless the previous year’s assessed valuation was based on a lesser-improved property, in which case taxes shall be prorated on the basis of the amount (for the calendar year) ascertainable at the time of closing by the closing agent.  

Conclusion Of Auction

At the conclusion of the auction, successful bidder(s) will be required to sign the digital Real Estate Purchase Contract on the property purchased within two hours of conclusion of auction.  Bidder(s) agree to a buyer’s premium of 10%, which will be added to the winning bid.  Buyer’s premium will be in the form of a cashiers check or electronic transfer, which bidder(s) /buyer(s) agree will be in the possession of Selected Title Company (TBD) within 24 hours of the conclusion of the sale (not including weekends and holidays).


Property will close within 30 days of the day of auction, if property does not close buyer(s) will forfeit earnest money / deposit.  The auction is treated as a cash sale and is not subject to an appraisal / lender requirements of any kind.
